How do I import a spreadsheet of properties (or another object) into the CRM?
Open the object in the Contacts & Commercial menu (e.g. Properties) and click Import. The wizard reads the CSV, suggests a field for each column and runs the import in the background — each row becomes a record, or updates one that already exists.
Before you start
- The object must exist and must not be archived. See How to create your own object in the CRM.
- Importing requires the Custom objects → Import permission. People who have it only for their own records import records they own and only update records where they are already the Owner.
- Creating a new field during the import requires Custom objects → Manage.
- The file is a CSV separated by commas, semicolons or tabs, with the header on the first row.
Import
- Click Import and drop the CSV (or click to choose it).
- Check the Preview: the first rows and the detected columns.
- In Mapping, choose the field for each column. AI fills in what it recognizes; columns it didn't recognize stay as — Ignore —, and the star button next to them suggests fields for that column.
- The title field column (marked with
*, e.g. Address) is required. - Each field takes a single column.
- Missing a field? In the picker, click Create field: the name comes from the column and the type from the sample values. The new field is selected right away.
- The title field column (marked with
- In Existing, choose whether the file updates records that already exist (see below) and who is the Owner of the created records. If you don't choose, they are yours.
- In Confirm, review and click Start import.
The import shows up in the tasks panel in the corner of the screen. When it finishes, the listing reloads and View details shows how many records were created and updated, how many rows were skipped and why each failure happened.
Update records that already exist
To have the file update instead of duplicate, choose in Existing a field that identifies each record — a code, for example. Only text or number fields that are in the mapping are offered. If the object has a mapped unique value field, it comes preselected.
A row whose value already exists in a record updates that record, according to the option:
- Smart merge: fills only the record's empty fields.
- Overwrite: writes the spreadsheet values.
- Keep existing: leaves the record untouched.
An empty cell never erases a value. The comparison ignores letter case and surrounding spaces (NS-10235 = ns-10235). If two rows in the file share the same value, the first one wins.
With No, always create, every row becomes a new record.
How values are read
- Numbers and currency accept the Brazilian format:
R$ 1.980.000,00,12,5%,480.000. - Dates:
08/10/2026(day first) or2026-10-08. - Yes/no:
Sim,Não,Yes,No,1,0,true,false. - Selection: the option name (
Apartment) or its key, ignoring case and accents. In a multi-select, separate options with;,,or|. - Photo: an
httporhttpsimage link (several links separated by spaces or;).
A cell in an unknown format is skipped — the record is created without that value — and the report shows how many cells of each field were left out.
Why didn't a row get in?
- Row without the record title: the title column was empty in a row that would create a new record.
- Unique field value already used by another record: a unique-value field repeated a value that is already in another record (or in an earlier row of the same file).
Fix the rows in the spreadsheet and import again — with a key field chosen, rows that already got in are updated instead of duplicated.
